The Ocean Club, A Four Seasons Resort

This property has a lot of history. Originally built by A&P heir Huntington Hartford as a playground for the rich and famous, the resort has gone through many renovations and improvements in it’s more than 60 year history.

40NORTH worked with other well known hospitality designers to improve all outdoor spaces surrounding the Hartford Wing of the hotel. These improvements included the central courtyard space and the new Ocean Pool adjacent to Dune Restaurant, operated by celebrity chef Jean-Georges Vongerichten. Sol Kerzner returned the property to its former glory and current condition during his ownership for more than 20 years, rebranding it as The One&Only Ocean Club. The resort . is currently operation by Four Seasons Resorts and Hotels.

Kuwait Residence

This project was one of 40NORTH’s first, a private residence for one of the Middle East’s most prominent cardiologists, and his wife who is an executive with one of the regions’s largest architecture and engineering firms.  The project consisted of private gardens, pool, and spa for the primary residence and two (2) villas for the couples children on an adjacent property. The project was completed in 2010. 

Al Rayyan Palace

Scope: Concept Design
This was a fast-tracked project that 40NORTH participated in during September 2013. The task was to re-interpret an existing plan for the new palace grounds for a VVIP official in the State of Qatar. The architecture had been in the works for years, but the gardens and layout of key elements in the master plan were awry. Security, access, and privacy were key design elements considered when setting a new course of action for the overall composition of the plan, as well as the detail within the smaller private spaces.

We employed the skills of Gavin Woodworth at Studio 7G to model the site from the sparse architectural plans, and to create the photo-realistic image used to sell the primary design direction of the project to the Client. Presentations were made, handshakes exchanged, and good intentions were offered. This project may require full design services from 40NORTH in 2013.

The Nayara Spa

Refurbishment projects can be tricky. Many of them are tied to the budget proforma, and many of the improvements that need to be made to the outdoor environment exceed the budget allotted them for the renovation. This was not the case with this hotel, as the owner assembled a world-class design team from the US, Singapore, Austria, and Egypt to bring the 20 year old hotel back to life.

This project is a second phase of the Luxor Hilton Resort & Spa in New Karnak, Egypt. This phase of the project represents an expanded design program of 10 individual treatment rooms, which each have a private plunge pool and outdoor treatment courtyard. Also included is a 150 square meter infinity edge pool overlooking the Nile River. The clustered outdoor treatment rooms were fit in within an existing grove of date palms (phoenix reclinata) in a currently unused and overgrown area of the resort.

40NORTH was responsible for complete design services for the project, from conceptual design through construction administration. 40NORTH has been in coordination with other design consultants throughout the process, working with noted hospitality design firm Wilson & Associates and spa designers Schletterer of Austria. The resort was reopened in the Fall of 2010, but as Egypt’s government collapsed in 2011 and in 2013, the resort’s occupancy rate is understandably suffering greatly.

SOFITEL DOWNTOWN DUBAI

This project is in the Downtown Dubai district of the city, adjacent to the world’s tallest skyscraper, the Burj Khalifa. This will be Sofitel’s third property in Dubai. Considering the interiors have been done by the Dallas office of Wilson & Associates, this hotel will undoubtedly set the tone for Sofitel hotel design into the next decade. This project consists of two (2) separate pool terraces and the ground floor circulation and landscaping for the new Sofitel property on Sheikh Zayed Road in Dubai.

40NORTH collaborated with architects in Denver, Dallas, and Dubai to create a modern outdoor retreat for guests and residents of the two (2) 60 floor towers of the development. Views of the Burj Khalifa and the spectacular water show in the lagoon below will captivate the guests and enliven the public and private spaces of the project.

We are provided full design services for the project, which originally was a “clean up” project after the two previous landscape architects had either quit or been fired. The project opened  in January of 2015

JUNO BEACH

This project was a collaboration with Tony Grimaldi, a landscape architect, fisherman, nutritionist, and good friend in Florida. Tony mops up on Florida’s East coast up and around Hobe Sound designing and building tropical landscapes for the well-to-do. Tony approached us about helping him redesign an existing condominium tower from the 1980’s that needed a change from the existing layout. 40NORTH worked with Tony to create a new resort-like guest experience at the pool area, complete with refurbished cabanas and a members outdoor bar, and new landscape to compliment the existing mature Sylvester palms to remain.

40NORTH provided concept design services over the course of 72 hours. Not what happened after we submitted the documents, we just had a great time working with Tony. He came out to the farm later and spent a week with us. He’s still a hit with the girls, he sent them a huge box of art supplies about a week after he was here. ADIA Health & Wellness Center

Scope: Concept Design

This project was the one that got away. 40N was moving into design development drawings when unfortunately and regrettably the project stopped because of the death of the Chairman of the fund. This project’s scope was the development of the existing corporate gym for the fund into a new state-of-the-art spa for executives at the fund as well as visiting VIP guests. The renovation of the top floor of the parking garage included a new spa by Schletterer Spas of Austria, with treatments and treatment rooms for the spa specifically designed for corporate travelers and Emirati businessmen.

Our role in the project included all exterior spaces of the project, including a new rooftop VIP lounge above the existing gym swimming pool. Design detailing included working with the engineers to locate a new compact lift, the design of motorized retractable decorative shades made from perforated aluminum, and sculpture sculptural wire mesh panels over the existing mechanical equipment and communication yard on the roof of the space.

40NORTH had been working with the key decision makers at ADIA for several months when the project was halted altogether in 2010. This is one of those projects that sits idle in a drawer waiting to spring to life again someday.

3500 TROOST


Location: Kansas City, Missouri (USA)

This development site has some history, in a neighborhood in Kansas City that has had it’s share. The existing building had been built as a haberdashery for men’s clothing, with offices above. In later years the space was used as a neighborhood supermarket on the ground floor, and a black night club upstairs in the 70-‘s and 80’s. The entire interior was trashed when the client purchased the property. The existing building site had once been the site of the Senate Hotel, as well as an old stone house.

The design brief from the client was to rehab the building into offices and retail, with an urban garden in the undeveloped portion of the site. Hufft projects of Kansas City provided the design direction for the project including the renovation of the existing building into offices, retail space, and an indoor farmer’s market on the ground floor.

40NORTH provided schematic documentation for the site work, including coordination with the University of Missouri Soil Testing Lab in Columbia regarding the contaminated soils. Options were provided to the Client regarding the size, scope, and operation of the community garden and possible farmer’s market on the ground floor of the renovated building. The development would be phased with the need for an instant landscape environment for the eventual garden space. The solution was sculptural in nature, which would be kept in place once the community gardens were developed fully.

(ART)ERY HOUSE

This is going to be Matthew Hufft’s next “it” project. 40NORTH has been working with Hufft Projects over the last 18 months to design a one-of-a-kind modern outdoor residential experience (Fucking. Spaceship.) in the heart of old money Mission Hills. Demolition started in the Spring of 2013 and construction has commenced. An existing mature Pin oak on the property has been saved at considerable expense to assist the new residence blend in with it’s more conservative surroundings. ADIA Headquarters

This important project in the Emirate of Abu Dhabi involved a collaboration with the London office of KPF to redesign and rebrand the outdoor environment for the headquarters for the Abu Dhabi Investment Authority (ADIA), the world’s largest sovereign wealth fund. The original building was designed by KPF in 1998, and there were functional and aesthetic based changes that were needed. One of the factors involved was the tremendous wind that is generated from the corniche against the facade of the buildings from the prevailing winds in summer. In our design a combination of overhead and vertical screens, and undulating landscape, combined to produce a much needed buffer from the sun and wind. 40NORTH worked with engineers in Fluid Dynamics at the London office of Buro Happold to model the pedestrian corridors to the front door and arrival to ADIA.

40NORTH was involved in the redesign of all exterior site work and site elements for the headquarters along the Corniche in Abu Dhabi, including a rooftop pool and amenity area for Executives and guests to ADIA.
